General Terms and Conditions of Sale

1 – Duration of Stay

The customer reserving accommodation with the owner, for a fixed period, may under no circumstances claim any right to remain in the premises.


2 – Reservation Process

Upon receipt of the reservation made by the customer on the owner’s website:, said customer will receive a confirmation email titled: your reservation on the Xenia Patio website.

The owner invites the customer to check the details of the reservation:

  • contact details and more particularly email address and mobile phone number in order to be reachable before and during the reservation.

  • his/her comments and, if this reservation is a gift, the exhaustive contact details of the beneficiaries so that the owner can establish a gift voucher if desired.

  • the room reserved; the number of people; the date of arrival; the date of departure; the number of nights.

  • the total price of the reservation, the amount indicated is inclusive of tax, the tourist tax is not included.

If the terms of the reservation are correct, we invite the customer to pay, within 15 days, the deposit representing 30% of the total amount of the reserved service. Once the deposit has been received, the reservation becomes firm. By paying the deposit, the customer confirms his full agreement with the general conditions specified below. Without payment of the deposit within the time limit, the reservation is not confirmed. Consequently, at the end of the 15-day period, the owner reserves the right to return the room(s) for rent.

3 – Room Rates

The rates displayed are prices per room and per night, including breakfast. The tourist tax is not included. The rates vary according to the number of people occupying the room. The rates do not include any additional services.



4 – Cancellation of the Reservation by the Customer

Any modification of the reservation, such as the date, or the room, is only possible after the agreement of the owner and may possibly incur additional costs. It will be made according to availability on the date of the modification.

The customer is informed of the conditions in the event of cancellation of the reservation before the start of the stay:

  • if the cancellation occurs more than 15 calendar days before the date of arrival, the deposit paid on booking will be refunded in full to the customer;

  • if the cancellation occurs between the 14th calendar day and the 3rd calendar day before the date of arrival, the owner will keep the deposit paid on reservation, unless the owner manages to rent the room(s).

  • if the cancellation occurs less than 48 hours before the date of arrival, the full amount of the reservation will remain due to the owner, unless the owner manages to rent the room (s).

  • In the event of early departure during the course of the stay, the full amount of the reservation will be due.


5 – No-Show

In case of no-show, the total amount of the reservation will be due.



6 – Cancellation Insurance

The owner draws the customer’s attention to the fact that no cancellation insurance is included in the rates. It is therefore strongly recommended to subscribe to one.



7 – Cancellation of the Reservation by the Owner

Should the owner have to cancel the reservation before the start of the stay, he/she will immediately inform the customer by email. The customer will be immediately and fully reimbursed for all amounts already paid.



8 – Time of Arrival

The customer must arrive on the day specified on the booking, between 5pm (time of availability of the rooms and handing over of the keys) and 9pm. The customer will imperatively inform by telephone if, by circumstances beyond his/her control, he/she is forced to arrive after the time slot. As much as possible, customers must not schedule arrivals after 9:30 pm.



9 – Breakfast

Breakfast time is as follows  :

  • on weekdays from Monday to Saturday from 7am to 9am at the latest.

  • Sunday from 8am to 10am at the latest.


10 – Time of Departure

Time of departure is as follows:

  • on weekdays from Monday to Friday at 10am at the latest.

  • Saturday and Sunday at 11am at the latest.


11 – Settlement of Payable Balance

The payable balance of the stay is to be paid before departure, at the customer’s initiative. An invoice is given to the customer upon departure with details of the service, the amount of the accommodation, the amount of any additional services, the amount of the tourist tax, as well the amount of the VAT applied.



12 – Change of Room

The owner may change the room initially reserved by the customer due to safety or other reasons. In this case the change will always be for a room of the same capacity and offering the same level of service. In such a case, the cost of the reservation will be adjusted.


13 – Pets

Pets are not allowed.



14 – Behaviour and Use of Premises

It is important to maintain the tranquility of the place and the comfort of all guests. Therefore, we request all customers to show a respectful behaviour that is essential to living in community.

It is specifically requested not to smoke inside the rooms and common areas, and as far as possible to move away from open doors and windows in order not to disturb other occupants.

For safety reasons, it is strictly forbidden to use in the premises:

  • open flames such as matches, candles, Bengal lights, etc…

  • light fixtures using open flames, such as candelabras, candlesticks, or oil lamps.

Light fixtures using open flames such as candelabras, candlesticks or oil lamps are only tolerated outdoor, at a reasonable distance from the house, and must be kept away from any flammable material; moreover, they must be arranged in such a way that, even in the event of an accidental fall, they cannot be a cause of fire.

The customer commits to return the rooms in perfect condition at the end of the stay, to systematically declare and to bear the financial costs related to any damage for which he/she is responsible.

The rooms have been decorated and furnished with passion by the owner; therefore the customer is expected to treat the rooms, furniture and items made available with care and respect. Any disappearance of any undeclared item will be invoiced to the customer afterwards, at its replacement value.

The attention of customers is drawn to the fact that minors moving on the property are placed under the sole and entire responsibility of their parents or the persons having authority over them.



15 – Table d’Hôtes – Picnic Baskets –
Plancha – Nordic Bain

Table d’hôtes is served upon reservation from 7pm / 7:30 pm. It includes: a starter, a main course, a dessert, mineral water, coffee, tea or herbal tea. The selection of wines from the wine list are  not included in the price.

The picnic basket will be prepared upon reservation the same day. It includes: Charcuterie or cold meat, mixed salad, dessert, mineral water.

Plancha is a meal served on a board ideal for a light dinner or a late arrival. Upon prior reservation. It includes: charcuterie, cheese, raw vegetables all accompanied by a glass of wine or homemade non alcoholic drink. Bread.

Nordic bath: discover and enjoy the delights of a Norwegian bath. Relax in springwater at 37C in a large red cedar tank, with water poured over hot stones. Summer or winter, under the sun or the stars, whether snowing or raining, you will enjoy a moment of relaxation after the efforts of the day. 16 – Amedment to the General Terms and Conditions of Sale

The present General Terms and Conditions of Sale are subject to change at any time and without notice. Acceptance and compliance with the General Terms and Conditions of Sales are deemed acknowledged as soon as the deposit is paid.



17 – Data Protection Act

In accordance with the Data Protection Act n ° 78-17 of January 6, 1978, the customer has a right of access and rectification to his/her own individual information and data. The owner commits not to transmit in any case the information communicated by the customer to other companies or organizations for advertising purposes.


18 – English Translation

This document is a free translation from the French original copy. The French original copy is the sole valid document in case of disputes or litigation.
